Case study · Carnelian Bay, North Lake Tahoe

In his first 90 days, he made more than the entire year before.

Tahoe Bound is a 5-bedroom log cabin that has been in Mike R.’s family since 1963. Same cabin, same furniture, no renovation — and nearly three times the summer. The 16-page breakdown shows every number behind that, including what the Tahoe market did over the same window.

The short version

Mike lives in Florida. His cabin was managed, booked and paying out. It just wasn’t earning what it could — and nothing about that was visible from where he was sitting.

The same few prices, all year long.
The old rate card had one price for weekdays and one for weekends. The whole year was four numbers.
Photos that showed rooms, not a trip.
Competent real-estate shots of a house. Nothing that showed a family’s weekend.
A listing nobody was working.
Copy written once. No photo captions. Families with dogs couldn’t book at all.

We priced every night on its own, built the cabin around one specific guest, reshot it as a stay rather than a house, and worked the listing. No renovation. No contractor. Same kitchen, same bathrooms, same dresser in the primary bedroom.

BeforeThe front of Tahoe Bound before: a gravel drive and bare ground between the pines, cabin unlit
AfterThe same front yard at dusk: string lights strung tree to tree, a gas fire table and timber benches on the gravel

The ground was always there. Nobody had been given a reason to stand on it. Six more rooms like this are in the breakdown.

Mike R. on being hands off · 18 sec
“In 90 days I made more income than I did the whole previous year. I’ve talked to them more in one week than I talked to the previous manager in ten years. I know what’s going on and I’m not being kept in the dark — that’s a huge advantage when you live across the country.”

Could your cabin be doing the same thing?

Mike’s cabin was already managed, already booked and already paying out. The gap will not be obvious on yours either until somebody goes through the calendar night by night. We take on two new homes a month.
